Independent Living Communities
Independent Living Communities are planned developments designed to enable Active Mature Adults to enjoy a lifestyle filled with recreational, educational and social activities amongst their peers. They are generally located close to shopping, banking and medical facilities.  Security features are usually a strong factor in these developments.  Independent Living Communities can be Town homes, Garden Homes, Modular or Mobile Home Parks, Duplexes, Single Family Homes in a planned subdivision. One thing is for sure - Hot Springs has a rich variety of options that fall within this category.

Facilities for Lease:

For apartment living, enjoy The Cottages (an exclusive community for residents 55 and older), located at 921 Shady Grove Road in Hot SpringsEach residence is one-story and has special features designed to ensure peace of mind including, on-site management service, 24-hour emergency maintenance, a monitored alarm system and an emergency 911 call button.  Each individual residence within the four-plex is 1,021 square feet in size and offers two bedrooms, two full baths, living/dining room and a furnished kitchen with a conventional oven and stove with vented hood, microwave, refrigerator with ice maker, dishwasher, individual washer and dryer, and a double sink with disposal.  The residences are all-electric with central heating and air conditioning.  The buildings and grounds are designed to be maintenance-free.  The buildings are beautifully constructed of brick and vinyl siding with landscaped grounds and sidewalks.  Each residence also features a front porch, covered parking and a storage unit.  The grounds also feature a pavilion and are fully contained behind a security gate.  a 1,500 square foot community recreation and meeting facility is also located on site for the use of the residents.  To learn more about the Cottages, call (501) 318-6070.

  
Country Club Village is located at 1925 Malvern Avenue in Hot Springs.  They provide 3 meals/day, weekly housekeeping & linen services, transportation, a lifeline system, and all utilities including cable.  Rent is approximately $1,500 - $2,000 for a 1 or 2 bedroom apartment.  For more information, call(501) 624-6435 or click here to visit their web site.

 

Garrett Manor Retirement Community offers independent and assisted living for seniors.   Due to increased demand, they recently build an additional building with first class amenities.  Prices start around $1,300 for a one bedroom apartment for independent living, and there are additional costs for medical services with assisted living. For more information, call (501) 525-1725 or visit their web site at www.GarrettManor.com.  They are located at 142 Brighton Terrace, just off of Burchwood Bay Drive.

West Shores Retirement Community offers independent and assisted living for seniors.  They are continuously voted as the "favorite retirement living facility" in Hot Springs by the Sentinel Records' Readers Choice Awards.  They provide 3 meals/day, weekly housekeeping & linen services, transportation, a lifeline system, and all utilities except cable and phone services.  Prices for independent living start around $1,500 and go up to about $2,800/month.  They are located in the "270 West" area, at 2607 Albert Pike Road in Hot Springs.  For more information, call (501) 767-1200. 

Crown Trace Villa offers independent and assisted living for seniors.They have approximately 30 rooms for the assisted living and 62 rooms for independent living.  They provide weekly housekeeping and linen services, transportation, 3 meals/day, and many activities -- bingo, recreational outings - shopping, etc.  Approximate cost is $1,200 - $1,400 for independent living, plus about $600 for medical services for the assisted living quarters.  The facility is located near the downtown area, at 101 Second Street.  For more information, call (501) 623-6308 or visit their web site at www.CrownTraceVilla.com.

Levi Towers offers only independent living.  It is located in the downtown area, at 240 Prospect Avenue.  It is a government subsidized facility for the seniors 62+, and disabled persons.  The rent is based on income and qualifications.  Occupancy is usually 100% full with a waiting list.  For more information, call (501) 623-8419.

The Aristocrat Manor Apartments - located in the heart of the downtown area, across from the famous Arlington Hotel.  This is a high rise apartment building, located at 240 Central Avenue . . . for disabled persons and seniors 62+.  For more information, call (501) 624-4601.

THE LEGENDS at HOT SPRINGS  . . .
 an Investment in a Lifestyle

Tailored to homeowners, Fifty-five and Beyond, The Legends at Hot Springs is the only community of its kind in the Hot Springs area.  Located in the "7 South" area, near Hwy 7 South and Hwy 290, the development is convenient to the area's shopping, dining, medical facilities, and recreational venues.  These luxury condominiums are now available in a beautiful gated community, with panoramic views of the mountains and some of the homes will even have a view of Lake Hamilton.  There will be homes with two or three bedrooms, with at least 1,700 square feet of living space, and each home will have a two-car garage.  Prices will start at $209,900. 

 

The Heights is another community for Fifty-five and Older.  These lovely condominium-style homes are conveniently located at 124 Corporate Terrace, just off of Central Avenue, with a second entrance along Files Road.  These homes are around 1,400 to 1,500 square feet in size with two bedrooms & two bathrooms, and include one covered parking spot.  There is very little turnover here, so if you find one available -- you better snatch it up.  They are usually priced between $130,000 to $190,000.

 

Southwood Community . . .  another residential community for Fifty-five and Older located in the 7 South area, just off of Hwy 290 on Century Circle.  This community consists primarily of manufactured homes, and seems to attract retirees with a more modest lifestyle.  This quaint little community has a clubhouse and pool for its residents, and the homes are very reasonably priced around $70,000 to $100,000. 

   

  The Oaks & South Ridge
. . . two sister complexes for Fifty-five & older residents.  These two communities are located near the Hwy 270 & Hwy 7 intersection on Pakis Street.  

The Oaks community - located at 500 Pakis Street was built first, with the homes built around 1998 thru 2001.  This community consists of two bedroom garden homes with approximately 1,300 - 1,600 square feet, and currently sell for about $125,000 to $140,000.  This community has a small clubhouse & a lovely pond.  
The South Ridge community - located at 600 Pakis Street was built next, with the homes built around 2002 thru 2004.  This community consists of three bedroom garden homes with approximately 1,600 - 1,800 square feet, and currently sell for about $170,000 to $185,000.

Assisted Living provides a special combination of residential housing, personalized supportive services and care.

Lakewood Residential Care Facility is an assisted living facility located at 1176 Carpenter Dam Road in Hot Springs.  The cost is about $1,200/month and includes 3 meals/day, housekeeping, medical services (medicine supervision), utilities, and cable.

Finding the proper level of care and the right ambiance for an aging parent is an enormous challenge, especially if parents live far away. A Place for Mom, Inc. (
www.aplaceformom.com ), a nationwide information service for elder care referrals, helps find the right fit--be it nursing homes, assisted living facilities, adult family homes, independent living, or home care agencies--for clients and their families. Recommendations are based on clinical, financial, and geographic needs.
